Short version: (NC) Raw land bought in the 80s. 3 bedroom 2 bath single wide trailer put on, well and septic installed. Lived in trailer for several years until 3 bedroom 2 bath house was built beside it. Trailer removed and the house hooked up to the well and septic. Fast forward to present and the house is getting sold, and the records show that the septic system was only rated for 2 bedroom home so the realtor is saying it can only be listed as 2 bedroom, thus meaning the asking price has to be lower than originally thought-by like 20k.
So I’m figuring trying to find the original perc test results would be prudent. It’s just wild to me how much work has been done since childhood that it’s never been addressed, or whether it’s just a clerical issue that’s just been perpetuated from the beginning. The only records I’ve found so far are for original permitting for the septic tank which does have written as 2 bedroom.
How did the plans originally get approved for a 3 bedroom house get approved if the lot only perked for 2 bedrooms? Not to mention the original single wide was 3 bedroom. The original septic tank has been replaced within the last several years, permitted and inspected-along with other plumbing and trade work-with not a single mention of anything to the idea that the septic system didn’t match the house. Is it possible that when the house was built improvements were made to the septic system but never recorded or updated?
The realtor is saying that a new inspection would be needed, assuming the perk test, and while the septic tank itself isn’t an issue it would probably be adding to the drain field.
Just kinda frustrating to figure out after all these years that a 3 bedroom house has been identified as a 2 bedroom since its inception, but it’s never been an issue for anyone until now because it’s the first time it’s ever been sold. I will note it has been appraised a few times and nothing was ever said by them and it was written up as a 3 bedroom. I looked back on tax records and those all list it as a 2 bedroom home.
