I recently started renting out a couple of properties, mix of full units + individual rooms, and managing everything manually is getting messy pretty fast rent tracking, tenant communication, renewals, all of it.
I’m now looking for solid property management software that can simplify things without being overly complicated or expensive.
What I’m mainly looking for:
Affordable or free to start
Easy rent collection + late fee automation
Basic accounting/reporting for taxes
Tenant management (leases, renewals, communication)
Bonus if it helps with listings or vacancy tracking
I’ve been exploring a few options like Innago, Baselane, and TurboTenant they all seem decent but also a bit different in terms of features and pricing.
I also came across a platform called HappyCo, which seems more focused on inspections and property operations, but I am not sure how it compares for overall management.
For those managing a small number of properties what’s actually worked for you?
Did you go with a full software solution or combine multiple tools?
Would appreciate any real-world suggestions before I commit to one 🙏
