It’s me again!

We’ve started to seriously consider selling our place and trying to get ahead of the process a bit so I don’t walk into it blind. As I know this market is different from years past.

For anyone who’s sold recentlly what’s something you wish you knew before your home hit the market?

Was there a step in the process that caught you off guard?

Anything that ended up being way more stressful, expensive, or time consuming than you expected?

I’m especially curious about the offer side of things too.

Did you find the offer process confusing at all? Multiple offers, conditions, timelines, negotiation… it seems pretty straightforward on paper but I feel like there’s a lot that isn’t obvious until you’re actually in it.

Also wondering if theres anything you’d do differently if you had to do it again pricing strategy, prep work, timing, choosing an agent, etc.

Appreciate any real experiences (good or bad).

Trying to avoid rookie avoidable mistakes here.
