Questions About Co-Ownership and Mortgage Exit Options
Hi everyone, I’m hoping to get some advice on a housing situation that has been weighing heavily on me. Please give me some grace as I am trying to navigate this situation so I will try to put it into words the best I can.
My grandparents have owned and paid for the home my family has lived in for my entire life. Their goal was to allow my mom to raise my siblings and me without the burden of a mortgage. As they are now preparing to sell the house, they have offered to sell it to my mom at a price well below market value.
The challenge is that my mom cannot qualify for or afford the mortgage on her own, so I have agreed to become a co-owner and contribute to the mortgage payments. I made this decision because I didn’t want my family to face the disruption of losing our home, rehoming pets, or having my younger sisters' education impacted due to financial strain.
That said, I am 24 years old and struggling with the fact that this decision means giving up my first-time homebuyer benefits and using a significant portion of the savings I had originally set aside for a home of my own. While I chose to help, it has been difficult to come to terms with the financial impact on my future.
I have a few questions:
• If I decide to move out in a year or two, what would that process look like? Would my mom need to buy out my share of the home?
• Since she was unable to qualify for the mortgage independently, what happens if I want to remove myself from the loan? Would another co-borrower need to qualify in my place?
• If I contribute 50% of the mortgage and other housing costs, would I generally be entitled to recover those contributions through a buyout or sale of the property, or is that not how it typically works?
I appreciate any insight from those who have experience with co-ownership, mortgages, or similar family situations. I am working on potentially getting a lawyer to help as well, but funds are currently tight and I just want to make sure I'm making the right decision. Thank you so much in advance (:
