After 16 years in construction I’ve seen the same mistakes over and over. Here’s what would make every renovation go smoother:
1. Your house is never as simple as it looks. Behind walls you’ll find surprises — old wiring, plumbing, rot. Budget 10-15% extra for the unexpected.
2. The cheapest quote is rarely the best deal. Low bids often mean corners get cut or the contractor runs out of money mid job.
3. Change orders cost you. Every time you change your mind mid project it adds time and money. Make decisions before work starts.
4. Permits exist to protect you not slow you down. Unpermitted work causes problems when you sell or make an insurance claim.
5. A good contractor is busy. If someone can start tomorrow they may not be in demand for a reason.
6. Pay based on milestones not requests. Never pay in full upfront.
7. Communication goes both ways. If something looks wrong speak up early — fixing it mid build is cheaper than fixing it after.
