Stress about buying a semi detached period house

Hi, I know I'm in a very very fortunate position to be able to buy this small 2 bed semi period house. This house needs a lot of work, I was budgeting hard and calculated the cash I will have left once completed. It's about £40k, I need to fix wall(some holes in the wall), floor boards(water damage from the radiators), window frame(wood deteriorated), replace the whole kitchen, refurb the stairs(no carpet and it's worn), put in new floor on the 1st floor, replace the boiler, buy new furnitures. Garden fence( completely broken), radiators replacement(multiple leaks suggested most are not working).

Then I went down this rabbit hole of YouTube DIY videos, I learned that if I want to put wardrobe against the external facing wall I will get condensation behind it and mould. Suddenly, I need to fact in insulation of internal wall(being in a conservation area). Due to it being a semi, I have 3 large external facing walls that I need to insulate. I'm also looking at under floor insulation and loft insulation. ChatGPT suggested a quote between £20-£25k(lower end) being in London and I want to have breathable insulation. As a result, it seems most of my budget of refurb is gone. I'm really gutted and have absolutely no idea what to do....

I'm thinking about doing the insulations/window frames/wall and stairs repairs only and just live like that for a couple of years and fix things one by one.

If you also bought a semi or full detached period house, how did you start to fix the house? Did you insulate your walls before putting anything against it?
