Hi folks,

My husband and I are evaluating a few projects in East Bangalore and would really appreciate some grounded opinions from people who’ve either bought, evaluated, or live nearby.

Shortlist (configs we’re considering):

  • Lodha Haven – 3.5 BHK Luxe (2466 sqft, 3B + study + 3T)
  • Prestige City – Eaton Park – 4 BHK (2786 sqft, 4B + 4T + home office)
  • Lodha Elanza / Plaza – ~2300 sqft (3 BHK + study)
  • Sobha Neopolis – 4 BHK (2481 sqft, 4B + 4T)

Our context:

  • Both of us work in EGL
  • Budget ~3.5 Cr (can stretch to ~3.8 Cr)
  • Looking for a 3.5–4 BHK
  • Parents don’t live with us right now, but may stay more frequently in future
  • Planning for a kid in next 2–3 years → schooling matters
  • Possession: sooner is better, but okay till ~2029–30

What we’ve already considered:

1. Location / commute

  • Sobha Neopolis is closest to our office (big plus), but Panathur road situation honestly worries us
    • Have read multiple threads saying traffic is bad even at odd hours + worse during rains
  • Lodha Haven / Prestige City are farther, but seem better positioned for future infra (metro, township ecosystem)

2. Layout / unit preference

  • Prestige Eaton Park:
    • 4BHK + home office
    • Not a huge fan of the overall layout + smaller/multiple balconies
  • Lodha Haven / Elanza:
    • Really liked the large balconies + more usable layouts
    • The MLCP in Haven is worrying us, will the maintainance increase a lot because of that ?
  • Sobha Neopolis:
    • Strong reputation for build quality, and 4BHK config feels efficient

3. Project + ecosystem

  • Prestige City + Lodha townships feel like they may benefit from scale (mall, infra, self-sustained ecosystem)
  • Sobha Neopolis: premium standalone township, but phased construction (~5 phases) means longer disruption risk

 

4. Future appreciation

  • Lodha Haven / Prestige City → betting on future infra + connectivity improvements
  • Sobha → betting more on location + brand quality today

5. Concerns / red flags we’ve come across

  • Lodha Haven:
    • Some discussions mention things like MLCP parking, shared walls, and even high-tension wire concerns

     

  • Sobha Neopolis:
    • Amazing build quality, but strong negative sentiment around approach roads + congestion + waterlogging risk
  • Prestige City:
    • Very large township → worried about density and crowding long term

Where we’re confused / need help:

  1. Are we over-indexing on future infra (metro/mall) vs today’s commute reality?
  2. How big of a deal is Panathur road long term vs Sarjapur/Hosa road traffic?
  3. Do large balconies actually matter in day-to-day life, or are we overvaluing that?
  4. For end-use (not investment), which of these would you pick and why?
  5. What are we NOT considering but absolutely should (maintenance, resale restrictions, builder clauses, etc.)?

Would really appreciate honest takes, especially from people who shortlisted/rejected any of these.
