Active listing is really Under contract

I usally check my showing availablity before going out to show clients but I didn't on one property today. This showingtime request was accepted and we looked at the property, a renovated resale. Out of the 4 homes, my buyer, wanted to make on offer on the one home. It has been on the market off and on for a year so it looked like no one is jumping on it.

I call for disclosures and I because they weren't online and am told it's under contract. I asked, why did you accept my showing knowing it's under contract? We are accepting backups I am told.

I ask when the DD is up and I am told it was up 8 days ago. Still showing ACTIVE.

I said, I wouldn't have wasted my time if it were UC. I said who wants to make a backup, your leverage goes out the window.

Anyhow, this practice is getting worse in my market. I am really just venting but the listing agents need to do better! I am not new to real estate but just putting this out here to discuss... Thanks.

Headed to Denali mid September from Anchorage in a small rental car. Tent Camping at the entrance campground. Renting the camping gear in Anchorage. What should expect with weather mid-50s mid-30s?. I have camped plenty of times but first trip to Alaska.
