For context, I signed a one year lease a few years ago with a family member that changed to a month-to-month tenancy afterwards. I plan on moving out on July 1 of this year, but my family member would like to stay with their partner who is not on the lease. They don’t seem keen on signing an N9, so I know there isn’t much I can do besides give my landlord proper notice.

I’m just wondering if I only need to provide my landlord with 60-day notice in an email stating my last day? Should I also tell them to reach out to the other tenant directly for more information on their decision or should I mention they want to stay and to discuss with them? I know ultimately, it’s the landlord’s decision on what happens so I don’t want to give out details or ask for them to remove me when I know it might cause an issue.

Also, if my landlord does agree to let them stay, is there any way for me to get my last month rent covered? Or is that a loss?

I’d appreciate any advice or insight on this.

I signed a 1 year lease in February 2023 with 2 other roommates. All of our names are on the lease and we split rent (cheques come out of my account). Roommate #1 moved their bf in which wasn't agreed on beforehand. So only myself, roommate #1 and #2 paid first and last months rent to secure the place. However roommate #1 bf has contributed to the rent since April 2023 when they moved in. The living situation continues to worsen so I'd like to leave on July 1. Originally roommate #2 said they wanted to go too but roommate #1 wants to stay for a few months so they will all remain in the home.

As I plan to reach out to my landlord this week to provide notice, I'm wondering if I can ask my landlord to remove me from the lease without getting permission from my roommates?

Can I suggest roommate #1 partner take over the lease to my landlord when I reach out to them?

Since my last months rent would cover June can I simply inform my roommates they will need to cover rent for June (I of course will pay any utilities etc. while I'm still here).

Is there anything else I should document in my communications to my landlord to ensure I am in the clear?

I would appreciate any advice or insights anyone has to offer.
