[condo] [IN] shady Management Company

I’m a homeowner, not a board member, but I’m beginning to get involved, because in the 7 years I’ve been in this community I’ve seen it go rapidly downhill in every way. At the meeting last night our “treasurer,” casually mentioned that we have no reserve; but that our operating cash is *labeled* reserve, and that it’s not collecting any interest.

Our property management company has exclusive access to our bank account (no one on the board has access), and does ALL of our maintenance and contracting, from roofing to electrical. We don’t appear to have asked for bids from anyone else for years. His crew consists primarily of his teenage relatives, and it’s not unusual for us to see 5 of them trimming a shrub. They sent 6 trucks and 5-7 people to build a shed last week. At least 4 of the trucks and 4 of the teens were there all day.

Our board doesn’t have its own email; all communication from homeowners or anyone else goes through him before it goes to the board-IF it ever does-and often it’s only one or two members.

I asked him at the meeting to clarify how we are billed for a specific piece of his time and he shouted me down. He threatened to quit and kept saying I was welcome to manage the property myself. Every time I tried to speak he launched into again. It was unprofessional and inappropriate, but particularly on the heels of the grim financial news, it was a giant red flag.

Two out of five board members think he walks on water, one of them being the useless treasurer. What are we to do?!

Edit: any thoughts on whether I should file complaints in writing about the way property guy treated me at the meeting, or how the treasurer has done absolutely nothing except laugh when property guy talks over people?
