Unsure on what to so after survey report
Buying 2-bed terrace for £170k. RICS Level 2 survey came back with 14 Condition 3 items which sounds scary, but surveyor still valued it at £170k and said no major structural movement and reasonable proposition for purchase.
Main issues:
Damp readings in multiple ground floor walls
Chimney/roof-related damp staining
Roof ageing but no major sagging/failure noted
Incomplete party wall/fire separation in loft
Drainage concerns (recommended CCTV survey)
Rotten fascia/soffit timber externally
Missing FENSA/window certificates
Electrics/gas/heating all marked 3 mainly due to lack of certificates/testing
Some uneven floors and general old-house maintenance
Surveyor still says resale shouldn’t be a problem.
Seller/agent hasn’t responded much yet. I’m considering asking for around £10k reduction — does that sound reasonable based on this level of issues, or does this sound fairly normal for an older terrace?”
