If You are on Co-Host Network, Make Sure you Respond to EVERY Inquiry within 24 hours (Even Spam) or You Will be Suspended for 90 Days

I am a property manager and acquired management of several clients' properties over the last year via Co-Host Network. I stopped responding to people spamming their catering business or whatever side business they were pitching that had nothing to do with what the Co-Host Network. This dipped my response rate to 89% and I am now suspended for 90 days from receiving inquiries for legitimate clients looking for a property manager. I reached out to Airbnb several times and they essentially said that this is an automated process and there is no way for them to manually override the 90-day suspension.

Absolute bull crap, as this is peak season to acquire new clients and it's pretty insane to have to respond to literal spam or be punished and that they cannot have a manual review. Typical Airbnb Support.

Guest Complained to Airbnb about an old Half inch water stain on the bear drywall next to the P-Trap Under a Bathroom Sink and Got a 70% off their first night stay and a free Cancelation and Fully Refunded Cleaning Fee

This guest complained about the most ridiculous thing at 1am. Then after checking out at a time of their choosing, Airbnb didn't even inform us that they were issuing a 70% refund for the night they stayed, no penalty cancelation, and a full refund on cleaning fee, essentially putting us into the red when only accounting for the cleaner costs. Then this guest had the nerve to request an additional refund of the 30% that they were charged that Airbnb didn't approve "so this could be resolved fairly on both sides, otherwise I'll move forward from here"... I translated this as give me a refund or I will leave you a 1 star review, but I denied them anyway as that would be extortion and retaliatory. Well, I translated right and I also left them a 1 star review.

I appealed their 1 star review for retaliation against getting a full refund, and Airbnb denied the removal. Then they appealed my 1 star review for retaliation and it was approved. Airbnb support is absolute bull crap with these double standards and treating hosts like garbage.

Guests booking for Someone Else Against Airbnb Terms? Repercussions?

Have a guest who said their group had trouble checking in last night and would like a refund for the night. I asked why they didn't reach out to me last night, and they said because the guests who are staying don't have the app. Sure, as hell sounds like their problem and not mine and if anything isn't it against terms to book for someone else if you yourself are not staying?

Special Offer Booking No Automated Messages Glitch?

Just did a special offer booking and my automated messages are not sending or showing up in the "Scheduled Quick Replies" menu where you can manually trigger them to send or skip from. I can see them when I go into the "Manage quick replies" menu, and they are properly attached to all my properties from this menu as they have been for 5 years.

So, I see an employer can contribute up to $2500 to an employee's kids T account for a tax deduction. Am I able to do this with a long time 1099 contractor? I would just give them a bonus, but I would like to encourage building some savings for their kid.

Side question. How hard is it to convert a 1099 Contractor into an Employee and can I just continue to pay them on a job-by-job basis and not provide benefits? What are the requirements?
