Question about financing approval

My husband and I have found our dream home, but I think we have to sit tight and wait a situation out before we can sell our current home. I’d like some advice though.

We currently live in a townhome community in WA state made up of duplexes and some triplexes. It’s new construction, less than 5 years old.

We started invasive inspections due to multiple reports of roof leaks, but our unit is unaffected (we had our home inspected, so we do know for sure).

We’re within the legal timeframe to pursue corrections by the builder, but the neighborhood’s attorney has advised the community to disclose that we are investigating roof leaks and will be pursuing remediation with the builder and we are within the statute of repose. There is no financial exposure to the owners and no formal claim has been filed.

Has anyone successfully obtained conventional financing on a property with similar disclosure language? Or been denied?
