My landlord is 19. I had to ask for standard things. She can be unresponsive as well.

TL,DR: My landlord is inexperienced and can be unresponsive. She still hasn't lodged my bond and it has been 6 days. What do I do if I don't hear from her or RTA after 10 days? Are there any ways I could push her to lodge my bond?

Apologies for the typos, I have dyslexia.

I just moved to this property's backyard with a van. I have disability. I couldn't find any rentals. I bought a van jusy to survive. Previously staying in caravan park but due to it was extremely unsafe so I found this ad on Facebook that I could at least park and know that I am safer than staying in crazy homeless dump park with no proper amenities.

Upon signing lease for this spot. She assured she will lodge bond with RTA. Transfered my bond + 2 weeks in advance. Then she said she had to go home and check again then bring it back for me to sign. Then she insisted that I sign on the printed lease. After signing she said she will scan it and email a copy to me. But then I had to remind her to send it to me. She just sent it without responding.

She also asked me to cut the gate keys but this is not my property. I originally thought it doesn't matter but then recalled none of my previous landlordd would ask me to get keys cut. They always have spares. She got this attitude when I pushed it back on her that she should get the keys cut.

She has received my bond for 6 days now. She still hasn't said if she had lodged the bond or not. I am worrying that she is going to take advantage of me for my disability. (I have almost gotten scammed by one of the rentals I inspected. That landlord blocked my phone number. Now I am extra anxious when it comes to bond lodgement)

I feel like she just doesn't care besides getting money.

Her mum owns many properties and is friendly, easy to talk to. But this property isn't the mum's.

It stresses me out that I still don't know if she was going to lodge my bond even though she did say the bond will go to RTA.

Usually the bond lodgement confirmation comes through pretty quick with my past landlords (within hours to a day). I still haven't heard from her.

How many days should I wait before asking her again?

As far as I know they are required to lodge bond within 10 days of receiving. What do I do after 10 days and still no news from her?

Because of my disability (brain injury and Autism), young people usually thinks that I am a weird person. I know that's on them but in this situation really stresses me out.

What are other ways I could push her to lodge bond if I don't hear from her?

I would greatly appreciate your help.

My first and probably the worst Caravan park experience

Just want to vent.....

I have been homelss for 6 months and been staying in this private unregistered caravan park just to survive.

There are ofc always some dodgy people. 1 old bloke literally thought if anyone doing wrong things, they were intentionally doing it. Another old junkie old bloke standing there just watching him intimidate myself a solo women (30s) but the owner of the property let him get away with having altercations with a few people because his "past brain injury" gives him free passes.

  • no dump points (you have to catch it with a tank and empty it at the back fence)
  • no communal kitchen.
  • no sink for washing dishes. (They have laundry sink and a few people were washing dishes in the laundry sink because obviously it has hot water) and they ban that.
  • Constantly changing rules and the rubbish bins location just getting more and more ridiculous
  • Can't use laundry, washing machine and dryer past 9pm because the facility is next to a young person who just had a baby.
  • No cleaner to clean the shower and toilet so they tell you to clean after yourself (many people don't care)

Not friendly at all. Not safe at all. I constantly watching over my shoulder even when I do everything right. Can't wait to leave.
