Hi all,

Some background but a tl;dr at the bottom.

I recently moved into a bottom floor flat. I own the flat, but a management company owns the building. After living here for a while I have noticed a terrible mould problem starting around my bay wooden windows. They also let in a silly amount of noise, like the window is just open all the time. Stupidly, I am a FTB and my family have no experience in owning property so I knew no better or what to look for.

The mould is also creeping up the walls and causing really bad condensation on the windows too. I have tried a cheap option of adding a seal around the windows as when I moved in it was just wood on wood for the closing. This hasn't helped and if anything I think it has made it worse. I also have a dehumidifier running most of the time, to try and help but I feel it can't keep up unless I get a really big noisy one.

What are my options here in help alleviate this problem? Also since the management company owns the building and I can't made exterior changes, would they be responsible?

Just looking for some advice here as I am stuck and getting to my wits end.

tl;dr. Wooden bay windows, leaking sound and causing mould. Tried dehumidifier and replacing the seal where the windows close.
