Which ones better

Hey I’m Australian and wanting to travel Vietnam for 2.5-3 weeks this June July.
I heard that focusing on the north/ centre would be better than trying to rush the whole country north to South.

My draft itinerary is the following:

1. Hanoi 2 nights
2. Ha Giang Loop 3N 4 days
3. Lan Ha Bay 3 days (heard it’s better than Ha Long bay?)
4. Ninh Binh 3 days
5. Phong Nha 3 days
6. Hoi An/ Da Nang 3 days

Would you guys suggest changing anything here?
Is it true that Lan Ha bay is better than Ha Long Bay? is it good to book a cruise or just do day trips from Cat Ba Island?
Any other tips? Changes? Should I try cut down on anything here to visit another city or this is a nice relaxed pace to get a good idea of the country?
