Asking sellers ro pay rate lock extension.

Hello!

Wondering if we are being reasonable asking the sellers to pay the rate lock extension we now need.

Originally scheduled to close May 1st. About a week before it was brought to our attention that these sellers are having issues producing a clean title. Been a nightmare ever since.

I have credible evidence that these folks did not submit the paperwork to rectify title issues until May 1st. Why didn't they start doing that the day we went under contract?

The title was just approved and clear today. We could close next Monday as the lender and title company state we need at least 2 business days. But I will be out of state for a work conference. I knew about the conference well in advance and altered my realtor before submitting an offer. She reassured me that we would close before then.

So now the earliest closing can be is May 26th.

Sadly I never imagined something like this happening. We went under contract Marxh 27th. So I had planned the rate lock through May 5th.

We are now looking at around $1590 in extra fees. That's a mortgage payment! That is unacceptable to me as we have been ready to close since late April.

The sellers are acting like this is unacceptable, but the delays have been their fault. I don't feel like I should be penalized because I have done my part.

Convert mobile home to real property

Does anyone know if a fire marshall inspection or b seal inspection is required if the home is older than 2004? Trying to convert it to real property

Hello! I need some advice:

Selling to someone with an FHA loan.

Part of the contract stipulates we will replace our roof.

The appraisal is scheduled before we can replace our roof.

I am worried that we will be "double hit" for this roof issue. We are paying out of pocket for an expensive repair) and now I'm worried that it will impact the appraisal price.

Any insight into what are options are? I was hoping to fix the roof with the understanding it would help maintain the current contract price.

Hello!

Anyone here know the expected timeline to convert a manufactured home title to real property?

I am trying to buy a house and this is the last step in the process. It is a manufactored home that has a permanent foundation.

The county I currently live in states this process takes about a week.

The county I want to buy a house...they are saying 3-6 months.

I just feel so lost and confused. Is there anyone I can call at a state level to try to get this process moving? Any reason why it would legitimately take so long?

Any help is greatly appreciated!

Hello.

In the process of trying to buy a home.

I feel like the sellers, their agent, and my agent have been as helpful as a 5th grader during this transaction.

Suppose to close this week. It is looking like that is not happening.

My agent verbally reports that she continues to try to make contact with the seller agent to discuss the final issues with closing and to get receipts that all repairs have been made. My agent verbally reports having little to no success with contacting this agent.

My agent keeps telling me she is trying her best....

At what point is it appropriate to email the seller's agent, and her broker, and light a fire under her ass? Like that sounds crazy, but this is honestly unacceptable.

Issues:

The title company reports they are still waiting on the deed to the house. Why this wasn't ready when they listed is beyond me.

They agreed to repair a broken window, probably a $500-1000 repair, but I don't want to pay for that and take the house as is after they signed an agreement to fix it.
