Can this loft conversion be advertised as a bedroom ?
Looking at buying a house with an old loft conversion. The seller states it meets regulations at the time it was built, but there seems to be no building regulation certificate that is was signed off to be a bedroom. The loft room is being advertised as a bedroom in the sale advert. My surveyor states that they wouldn't class it as a bedroom unless there is a building regs certificate deeming it to be a habitable space. However, I'm still getting conflicting advice online.
I'm aware that legal perspectives and building regs are two separate issues e.g council enforcement to take it down, and that the council can't enforce any action as the conversion has been there for some time.
I'm purely interested in the bedroom situation and if this should be sold as a 4 bed or a 5 bed without a building regs certificate?
