Hullo, I’m looking for advice on a suitable business model for a creative hub.

I’m trying to set up this hub in my local area (north east/Aberdeenshire), avoiding a charity set up.
I want to provide - A multi purpose, creative space able to support a wide range of artistic disciplines. A dedicated tool lending library, regular classes and workshops, a third party cafe, gallery and shop.

I’ve already done a lot of research but I’m looking for an over all consensus. Any recommendations, advice or tips would be greatly appreciated !
