Best time to find housing?

Hi everyone, I'm an incoming PhD student that hasn't had much luck with finding housing. I'm wondering if the housing search is better at the beginning of the Fall semester, or if this is as good as it's going to get.

I would love to find a dry cabin <$800-900 that is close to UAF and has a loft of some kind. I've been scouring the student discord, facebook, and craigslist for months, but haven't found anything. If I do, it's gone almost immediately.

I am planning to move up to Fairbanks by early June, but I am willing to pay for May as well for the right place.

I have a short-term housing option available through the end of the summer semester. I plan to live there and then hopefully find a long term dry cabin in August by word of mouth. But I'm worried about housing being more competitive with more incoming students.
Do I have a better chance of finding housing now or in the fall?
