Coasties/Shipmates Perception of AST's

What is the general perception throughout the fleet of non-rates showing up at stations and going AST? How differently do you think of them than if they were to say they are going BM, CS, ME, AMT, HS, YN, etc.? Does that opinion change if they become an AST?

Mortgage/HELOC Refinance Advice

I've been doing a little research to try and put us in the best financial position going forward and looking for advice since this is not my area of expertise. We have a Conventional 15 year mortgage at 2.999% with a balance of $41,000. Our monthly payment minus Escrow/impound account is about $1800. We got a HELOC about 2 years ago to do a garage and ADU addition to our house. That has a balance $320,730 @ 7.50% variable. Our interest only payment on the HELOC is just over $2000/month. We rent the ADU for $2300/month and I send that entire amount for my HELOC payment each month. I would like to refinance the HELOC into a 15 or 30 year mortgage with a fixed rate. For more info, our house would conservatively appraise at $1.4 million, and our credit score is 820. We do not have any other debt. When I put this info into AI, it says I should refinance the HELOC and my first mortgage together. But I'm not sure that is wise given that I will finish paying off the first mortgage late 2027 and have already paid pretty much all the interest of that loan. My gut says finish paying off the first and then refinance the HELOC. Obviously, once the first is paid off, I will have more cash flow. But it looks like I'll have that in either situation with a tenant paying most of my month payment.

Any advice would be appreciated!
