Almost at my 100k mark. 32F. Anything you’d recommend to dump or to add?

Most of my money was in VEQT, until earlier this year.

But bought gold when it was too high and didn’t pull out of CNQ early enough before the dip

I don’t mind moving some things around. Anything to suggest please?

Landlord refused N11 and “prefers” a new lease vs proposal of lease assignment - Can I now action a N9?

Hi!

As the title, my friend is moving into an affordable home she won for the lottery. She let her landlord of the building know and they said they can start showing her place but she’s legally entitled to continue paying rent until they find someone.

My friend then requested the options

  1. Signing a N11
  2. Written proposal of assigning lease to someone
  3. While she looks like someone to assign the lease, taking up on their offer to also look for someone simultaneously

They responded with “we decline the N11. And “if you present a new tenant we would prefer to draft a new lease with as opposed to assignment of your lease. Note anyone you present will go through the same screen process as a new tenant”

Is this a refusal for lease assignment? Can she now send in a N9 or should she ask for clarification on the “preference” to ensure that is a clear refusal.
