Hi all,

We went to see a property on Saturday and loved it, got chatting with the agent and he advised putting forward a strong offer @ asking price €750k which is well above average for the area (Ballycullen D24) - it is a large 4 bed detached house with a beautifully finished interior. He said he would put it to the vendor and revert promptly

The agent said there had been a lot of interest in the property but when we went to the viewing there was only one other party. We went ahead and emailed our offer of asking later that evening. Also provided proof of funds.

The vendor is moving in with their parents so no onward chain and they are prepared to leave appliances and furniture behind. We could afford €20k more as the house needs nothing done to it so don't have to budget for that.

I'm looking for advice for my next moves, do I play it cool for a couple of days or follow up and show we are very keen?
