[Landlord US-VA] Squatter/Tenant gaming the eviction system after owner’s mysterious overdose. Need advice on how to handle the next 14 days.
I am looking for advice on a volatile and suspicious situation in Virginia.
Recently, the homeowner passed away under highly mysterious circumstances due to a drug overdose, specifically involving a drug that was not preferred by him
Son now has a house in his name, but not possession
Police have been contacted to no avail.
Since his passing, a girl who was renting a room there has effectively taken over the property. She is now claiming his personal belongings as her own. Additionally, there is a constant rotation of male visitors coming in and out of the house at all hours, with her washing the bedsheets between every single visit (highly indicative of illegal activity/sex work).
She has been served with an official eviction notice. There are exactly 2 weeks (14 days) left on it.
Our main concern is that Virginia law gives her a 14-day window to appeal, and we are terrified she is going to game the system to stretch this out, destroy the property, or steal the rest of his belongings.
