Kathrine Gorge & Surroundings. Our travel experience and simple itinerary that may help others planning a trip. We stayed 3 days & it was my 2nd visit & my family’s 1st.

Day 1. Katherine Gorge

We stayed in Katherine and drove about 30 minutes to Nitmiluk National Park.

What we did:

• Took the Katherine Gorge boat cruise. Highly recommended. You understand the scale of the gorge properly from the water

• Walked to Baruwei Lookout. Short walk but amazing views

• Plenty of walking tracks if you enjoy hiking

Our tip

Book the cruise early. It gets busy during tourist season.

Day 2. Around Katherine

Next day we explored nearby places.

Morning at Edith Falls (Leliyn)

• Beautiful waterfall

• Safe swimming area

• Easy walk and very family friendly

Afternoon:

• Relaxed at Katherine Hot Springs. Perfect after long driving days

• Visited Cutta Cutta Caves Nature Park. Very unique cave experience

My overall advice:

• Stay at least 2 nights in Katherine ( we stayed for 3 days & met my family & long distance family)

• Carry water and sun protection

• One of the best stops when travelling between Darwin and Sydney for us.

Day 3: We went to the different communities & spent few hrs with the members. That short conversation help me understand real Australia 🇦🇺

Katherine surprised my family. Much more to see than I expected. A must stop if you are doing a Northern Territory road trip.

I drove all the way from Sydney to Uluru with my twin 7 year old boys.

|| Truly felt like heaven on Earth ||

Honestly, the journey became the best part of the trip.

Thousands of kilometres across Australia. Changing landscapes every day. Red dirt, endless roads, small towns, big skies. The kids learned more from this drive than any classroom could teach.

Uluru itself is hard to describe.

Photos don’t show the scale. Sunset changed colours every minute & the silence around the rock stays with you.

What stood out most:

• The base walk gives you real perspective of how massive it is

• Learning about the cultural significance changes how you see the place

• Night sky was unbelievable

• Kids loved the adventure more than screens or theme parks

Driving from Sydney to Uluru with young kids sounds crazy. But it turned into one of our best family memories. From there we went to Darwin as well. It took us 19 days to reach Darwin from Sydney 🙂

If you are thinking about doing a big Australian road trip, do it. The experience stays with you long after you return home. Many thanks to my wife and boys 🙏 for making this trip possible.

Fellow mortgage brokers, how would you approach this scenario? 100% Clawback

I completed a pre approval for a couple about 8 to 10 months ago. Since then, they signed an off the plan land contract. I have spent approximately 15 to 20 hours assisting them through multiple discussions, structuring options, lender updates, and ongoing guidance.

Now they want me to arrange the land loan. However, they have also indicated that they intend to sell the land immediately after settlement. Most likely because they are getting good returns.

As you know, this would likely result in a 100% clawback.I have never charged clients directly for my service. I have contacted my compliance team to confirm whether charging a fee in this scenario is permitted.

I have informed the clients that if the land is sold within 12 months, I may need to charge a service fee. Otherwise, they are free to proceed with other places ( still 50% will go )

I understand brokers are paid by lenders, but situations like this raise questions about protecting our time and business sustainability.

How would you handle this situation?

• Would you proceed with the loan?

• Would you charge a fee?

• How do you manage clawback risk in similar cases?

THE LMI MYTH | Am I throwing away money on LMI?

This was the question asked to me today :

Home buyer ( she ) : Am I throwing away money on LMI? I've saved 15% for a house deposit. Should I wait and save 20% to avoid LMI, or buy now with LMI? I’m not a first home buyer, previously bought & sold

Me: Most people think LMI is pure waste. It's not. Here's the real math. If you wait 1-2 years to hit 20%, property prices in Qld might climb 6-8%. That's $48-64K on a $800k property. LMI on 15% deposit runs about $12-15k depending on a bank.

So waiting costs you more in missed equity growth than LMI costs upfront. Plus you're locked into renting that whole time. LMI gets paid once. Property growth compounds. The math usually favours buying now if your income is stable and you can handle the repayments. That said, if rates spike or your job is shaky, waiting makes sense. But most home buyers, especially the owner occupiers, I see regret waiting, not buying early.

Try taking lmi quote from different banks because every banks have there own lmi fees threshold and some lenders offers 10% deposit & No lmi option by charging a bit higher interest rate. If your income is strong , you can save on lmi upfront & later 6-12 months down the line you can revalue and negotiate or refinance for a better rates , if your LVR reaches 80% !
