My family is currently renting in Plano and looking to purchase our first home in the North Dallas area (Plano, Frisco, Allen, McKinney, or surrounding pockets like Little Elm/The Colony). We are trying to narrow down the best specific neighborhoods based on our current stage of life.
Here is our background and what we are looking for:
- Family: Married family, a toddler (under 3), and my mother. We are also planning to add a dog to our family soon after moving in.
- Schools: Top priority since we have a young child. We've been researching highly-rated schools in Frisco ISD and Prosper ISD (specifically looking around the 75025 and 75035 zip codes). We love solid academic ratings but want to avoid pure "test-cramming" factory schools if possible. We highly value extracurriculars, arts/sports, and well-roundedness.
- House Preferences: Ideally looking for hardscaping or a low-maintenance yard (small-to-medium lot size is perfect, just enough for a dog to run around but easy outdoor upkeep). Inside, we'd love flexible room spaces for child care/home office, and hard flooring (wood/LVP) is a big plus for the future pup. Proximity to Asian supermarkets (99 Ranch, H Mart, zTAO) is a huge bonus.
Financial question: We are debating between making an all-cash offer to win bidding wars/save on interest vs. leveraging a conventional mortgage to keep liquidity for index funds and child education. Any insights on how sellers in these specific ISDs react to cash offers right now?
