I purchased my MKZ as a CPO with 20k, its mileage today is 110,000k. I have kept up on maintenance and recalls. My question is about a decision that I will eventually face about the transmission which is starting to show signs of a future failure. I am looking for advice from MKZ owners whose transmission was failing or failed. What decision did you make and how you arrived at your decision.
Our senior dog had an accident on the hardwood floor.
I've tried to remove the stain with hydrogen peroxide and when that didn't work I tried an enzyme cleaner which lightened the stain.
Does anyone have a solution to remove this stain?
If the stain isn't removed, has anyone tried using a stain to help the stain blend in with the floor?

When I purchased my home in Raleigh NC the lender required a crawlspace inspection. The crawlspace is vented and is not encapsulated.
At that time of purchase (2013), a new vapor barrier was installed. When the AC is running, condensation puddles on the vapor barrier and eventually evaporates.
My questions are:
The last inspection was over ten years ago, how often should a crawlspace be inspected?
Should I fix the condensation issue? If yes, what is the best way to fix it?
How do I find a contractor that only does inspection and repairs? I do not want encapsulation.
Is there any other advice on what to look out for?

There is a discoloration of the bark at the base of this tree. It is slowly getting larger.
Where the discoloration is on the tree bark a wet sappy substance slowly oozes out. Then birds and butterflies feed on the oozing substance.
Advice is appreciated
