Avenging Hunter and the initiative

I'm new to Pauper and trying to understand taking the initiative with Avenging Hunter. I have an elves deck but didn't want to pay the higher price for Avenging Hunter on mtgo so I'm not really getting practice with Avenging Hunter and struggling to conceptualize it.

With Avenging Hunter etb you take the initiative and venture into the Undercity and then progress a room on your upkeep.

Is progressing in the dungeon contingent on Avenging Hunter remaining on the battlefield or is the initiative a permanent game mechanic after the ETB like Monarch and then obtainable through combat damage?

If I play 2 Avenging Hunters is it 2 separate instances of the initiative/ enteringing or progressing the dungeon on upkeep?

Is there a preferred "route" to take in the Undercity or is that just relative to the match?

**Thanks everyone, I definitely understand it better now! I do have Avenging Hunter in my paper deck, I've just been practicing the deck on MTGO without it while I wait on a few cards. I'll probably end up adding it to MTGO as well.
