Gwinnett homeowner here — things I wish I knew before owning a house in Metro Atlanta (plumbing, HVAC, electrical)
I’ve lived/worked around Gwinnett County for years and see a lot of the same issues come up with homes in this area.
I’m not trying to sell anything — just sharing a few things that might help new homeowners or people who recently moved to Metro Atlanta.
1. HVAC systems here work harder than people expect
Our humidity + long cooling season means most systems wear out faster than the “national average.” A lot of people don’t realize their system is already struggling until mid-summer.
2. Water heater issues usually show warning signs
Most failures I see aren’t random — they start with small changes like inconsistent hot water or rising energy bills.
3. Electrical panels in older homes are often overloaded
Especially with EV chargers, remodels, or added appliances.
4. Plumbing leaks are often hidden in Gwinnett homes
Slab foundations + humid soil = slow leaks that show up as high water bills before visible damage.
Don't ignore common warning signs for HVAC, plumbing, or electrical issues in Georgia homes.
