Built a scoring tool for Texas tax-delinquent properties — real numbers, not a pitch
Been building a tool that scores tax-delinquent properties on real signals instead of handing over a raw county list — current tax owed, appraised value, net equity after what's owed, plus deceased-ownership on the deed. Right now it's running on a real Texas county: 1,805 properties in the current qualifying pool, $38M+ in total tax owed across them, $900M+ in combined equity.
Not selling anything here — building the first real batch and want honest feedback from people actually working these deals before I'd ever charge for it. If useful, happy to send a free sample (15-20 scored properties, reasoning included) to anyone who wants to see if it's actually real.
