White Pines 500k - red flag?
Looking for some opinions from people who know the Dublin property market or the Rathfarnham area.
My partner and I have booked a new-build house in White Pines, Rathfarnham. The price history has me curious though.
From what I can see, it was initially advertised on TikTok for around €595k, then later appeared on Daft for €565k, and now it’s being sold for €500k.
The price drop is actually a positive for us because it means we now qualify for the Help to Buy scheme.
The house is:

2 bedrooms
1 bathroom + 1 downstairs WC
80 sqm
1 allocated parking space
Ready to move into
Our plan is to live there as a starter home for a few years while we continue saving for a larger family home.
My question is: why do you think these houses have been difficult to sell?
Is it simply that the original asking price was too ambitious for a 2-bed? Is it a marketing issue? Or are there any red flags about the development or the area that I’m not aware of?
I’ve also noticed there seem to have been a number of cancellations or units coming back onto the market, which has made me wonder if there’s something I’m missing.
I’d really appreciate any honest opinions—especially from people who know White Pines, Rathfarnham, or who have bought in the area recently. Thanks!
