Help! Trying to locate a piece

Hi all, looking for a piece that might be out of print. Doesn't seem to be anywhere, but I also know that sometimes publishers will give people permission to copy out of print works.

The piece in question is Heleluyan arr. Jerry Ulrich. Anyone have any leads? Thanks in advance!

$300k mortgage on $140k (with caveats/need advice)

TL;DR complicated earning situation, staying in rental not an option, should I get consolidation loan and mortgage, or is that not possible in my position?

Before anything, I need people to realize that NYS cost of living is not magically better outside of NYC. The prices may be different, but the ratios are about the same (income to expenses). And no, we're not in the Hudson Valley. We're in WNY, where I could get to Toronto easier and quicker than to NYC.

My spouse and I are trying to buy a house, but the difference between us and most late-30s millennials is that we're looking for 10-15 acres, not something in a city. Similar to most millennials, this is our first home purchase.

I make about 70k in W2 income, and about 20k in 1099 income. My spouse makes about 52k in W2 income. My credit score is about 685, and theirs is 810. Not that this should matter (but in some cases it unfortunately has), we're an interracial, queer couple.

Here is the other side of the coin.

​

-- I have several high interest rate credit cards carrying balances due to poor compensation before now. Before my current position, I was making $35k about.

​

-- I also have a car with an abysmally high loan payment amount of $700

​

-- I have about $155k in Student loans that is in forbearance due to the monthly loan payment being more than 20% my take home (we file taxes separately to facilitate this, because I'm currently 3 years away from PSLF. I have no intention of paying anything if I don't have to. Forbearance is still considered a history of on time payments.)

EDIT: I meant IBR. Sorry. I have an IBR payment of $0 which is like forbearance, but isn't forbearance.

-- Spouse has a DTI of like 3%, but is currently out on workers comp recovering from a TBI (concussion). They have been out since Nov. 1 of last year, and we don't have an estimated return to work date due to the nonlinear nature of their recovery.

A Lender has approved FHA for me at $150 (which buys nothing FHA would approve) and both of us at $450, which is much higher than we're looking anyway, but that approval is contingent on a return to work date we don't have and don't know when we'll get.

​

Can explain rental situation if necessary, but basically slumlord landlady where the only benefit is the price and there are health concerns have us needing out.

​

We want to get approved for like 250-300. What feasibly can we do? Thanks for reading.
