Looking for advice because I’m about to tackle my first major home project and I truly don’t know what I don’t know. I'm a scared dad and don't want to fuck this up.

We live in Nevada but own a house in Michigan (had to move quickly for a job), but the roof needs to be replaced before we put it on the market. Since we’re far away and I’ve never dealt with a roof replacement before, I’m trying to go into this process informed and avoid expensive mistakes.

Would love advice on basically everything:

• What questions should I be asking roofers when I get estimates?
• What are red flags or common scams to watch out for?
• How many estimates should I realistically get?
• What should a proper estimate/include contract include?
• Is there a big difference between roofing materials when resale is the goal?
• What final paperwork/warranties/permits should I make sure I receive before paying in full?
• Since we’re out of state, are there extra precautions we should take?

I’m also confused about timing. Is there a “best” time of year in Michigan to get a roof replaced if cost matters?

Part of me wonders if prices might drop in late fall when roofers are trying to squeeze in more jobs before winter. But I could also see the opposite being true where spring/early summer is cheaper because schedules are more predictable and materials/weather are better.

Basically: if you were starting from zero knowledge and needed a roof replaced on a house you planned to sell, what would you want someone to tell you before you made your first phone call? Any guidance, lessons learned, horror stories, or “I wish I knew this beforehand” advice would be hugely appreciated.

My home on the edge of St Clair Shores is going to need a new roof sooner than later and I am going to start looking for estimates. Aside from Google/Yelp etc. would love to hear your positive experiences; as personal references go a long way for me. Thanks in advance!
