Right to Unwind - Undisclosed Right of Way

After moving into a property I discovered that the neighbour has a right of way through the garden. There is a clause in the tenancy agreement stating that the landlord must provide freehold conditions affecting the tenants use of the property. The neighbour is now asserting control over the garden and stopping me from using it as a private space despite the tenancy including “all grounds”. I have a dog so it means I cannot use the garden as a secure space. Right to unwind as in the first 90 days?

Uncontrollable Heating 21 days +

There is an issue with the boiler/heating in my property where the heating comes on any time the hot water is on. I reported it to the landlord and an engineer came out and diagnosed the issue (new valve needed). Since then the landlord has ignored the issue and I am now in a position where I have to ration hot water as it’s too hot to have the heating on. One other important note is that only one radiator in the house has a control valve, all the others are permanently on!
What is a reasonable time for this fix? The engineer said it’s a really easy fix and had said he would come back and replace it as soon as the landlord agreed the quote. I have reminded the landlord but he’s unresponsive.
Also the immersion heater doesn’t work.
