Energy efficiency house for rent

Hello fellow citizens,

Currently faced with a dilemma but since I’m new I would like to seek the advice from our locals here.

Is an E (minus) rated home 3 bedroom with double glazing windows okay to live in- like does it get very cold in the winter? It’s 153m2 with a garden and terrace in Woluwe st Pierre

Woluwe st-Pierre rental rate Q

Hello fellow citizens,

Currently faced with a dilemma but since I’m new I would like to seek the advice from our locals here.

I’ve noticed most homes/apartments are advertised above the recommended rental rate the govt has set.

For instance the proposed rent is about 52.6% over the official reference rent of the house we’re looking at (3 bedroom home, energy E (minus) rated, garden, terrace (beautiful) and garage. It’s roughly 153m2 in Woluwe st Pierre.

€2,350 proposed rent - €1,540 reference rent = €810 extra

Is this normal in brhsseks? I have visited it and it was quite nice to be honest- well located etc.

What do you think?

Renting discrimination

Right, not sure where to start.

I think I’ve approached this quite naively. I’m British (mixed)- my last name doesn’t sound European at all 😂.

Now, my partner and I are senior lawyers, working for an international organisation - well paid etc. salary in the range of 10k a month each. When I first moved to Brussels finding a place was a nightmare but of course, it’s an international city. At the viewings I would hear about the situation of the other tenants. On paper our application was clearly much stronger.

Before the viewing, you could see the engagement was verrrrrrry positive and they were excited about our profile- too positive at times that they were convinced we would be picked by the landlord. Once the applications were submitted, the landlords would always reject our application and on most occasion the agency would let us know that they have no idea why but they were convinced we were the top candidates.

Fast forward 3 months after finding a place from an Asian landlady who clearly didn’t care about our names or origin, she’s unfortunately selling the house and we are experiencing the same thing all over again house/apartment hunting.

It’s quite disappointing and disheartening. It’s almost driven me to be embarrassed of my last name and skin colour.

Some of the agents from the agencies informally advised we should check out “not so posh areas”. By posh they mean Woluwe or Uccle. For us it’s not even about the area being posh but finding a place that’s close to work and feels safe.

I didn’t want to believe this for months, but a quick search here on Reddit and online shows that this is literally a thing.

Has anyone experienced this? Or perhaps, shed some light on the atmosphere/politics of the city

Landlady - bad faith/selling apartment

Hi all,

Seriously need your help.

I moved from another country in March (expenses involved etc… as you can imagine).

I have a high paying job - IGO. I signed the tenancy agreement through an agency - expertissimo. Lease date: March 2026 for 3 years.

The apartment was newly renovated and very nice.

Yesterday, the landlady sent an email claiming financial struggles and sudden urgency to sell the apartment and that she will offer the last month’s rent as compensation.

Can she do this?

I invested quite a bit in terms of furniture etc and have settled in.

This all feels too soon and it appears to me as though she was aware of the sale before letting.

I just feel overwhelmed and emotional right now.
