Only a few boards to replace but I think I'm cooked.

So we bought a house and inspector didn't quit get into the interiors. Posts and other structural is good but joists and some beams have dragged. Some joists we see are rotted, possible all rotted. I've attached pics. I think none of this was ever done correctly . I'm a mason contractor but I think I am cooked. Thoughts? What do I need to do?

Owner asking for break down of pricing from subs?

Is it normal for owner to ask GC to have subs breakout pricing for materials? This is post contract signage and has anyone ever experienced this? Seems that they won't approve sub materials unless they get all this pricing out.

Owner operators, when did you stop estimating residential projects?

As title reads, as an owner operator, at what point did you stop estimating residential projects or if you haven't do you plan to? Is there a monetary goal before you stop or do you never plan on stopping residential all together?
