Rent spare room

Hi All

I’m thinking of renting out a spare room in my home.
I’m disabled, receive PIP, and I’m unable to work. I currently get a Council Tax discount because I’m a single person, as well as an additional disability-related reduction due to my PIP.

I was told I rent out a room to someone who works full-time, would I actually lose my Council Tax discount?

Has anyone been in a similar situation, or knows someone who has? I’d really appreciate any advice or personal experience.

Cash buyer/AML

I’m buying a house in London as a cash buyer. The money is a gift from my parents.

Part of it was cash. My dad withdrew it from his account because he has a gambling addiction and wanted to keep it safe at home. He later deposited it back into his account and gifted it to me, together with money from my mum.

I’m close to exchange, but my solicitor hasn’t asked about the cash. When I ask if AML/source-of-funds checks are complete, they just say they’ve received my documents and will let me know if they need anything else.

I’ve heard of people referring to this as an “AML trap” is there actually any risk of losing the 10% if the solicitor isn’t satisfied with the source of funds after exchange?

Should I be worried about transferring the 10% deposit before they confirm everything is cleared? Can I refuse to transfer it until they confirm the AML/source-of-funds checks are complete?

Has anyone experienced this?

I ask my solicitor written confirmation from your Compliance Team that all AML and Source of Funds checks before transferring the 10% deposit

His answer: Our compliance team do not provide such written confirmation, but I am happy to confirm that our Source of Funds and Gifted Deposit checks have been concluded.

Is that normal ????
