Do your searches have maximums, minimums, or not really either?

I am trying to find the ideal guest point value for my 1 bedroom apartment within my 4 story victorian in DC; I am in the less popular Northeast section not the more centally located Northwest section. the link to my listing is below. As they attempt to help me think about my point value (the algorithm suggests 202, I have it at 140) , some Reddit folks have said that they don't look at point values below a certain number, and others said they don't look above a certain number. If you are looking at a place for one or two people, what is your minumum or maximum you use for finding candidate places? I personally tend to look at places lower than 120, and not above 150....but I am trying to stretch points. Here is my listing. https://www.homeexchange.com/homes/view/3149271?utm_source=share

Positioning my DC home for hosting

I have been on Kindred for about 6 weeks. My professional pictures came through about a week ago, but I have a 1 bedroom unit with ensuite spa like bathroom. had pix up since I joined. I live in Northeast DC, not the more central Northwest. I am curious about how I can best position my place for attention by folks thinking about DC. The "concierge" says that when i updated my calendar, I will get a notice when someone puts DC on their wishlist. That has not happened, and I worry it won't happen. Is there anything for me to do. I should add that I am also on home exchange, and that has worked resonably well. I have gotten 5 bookings in 6 weeks of availablility, but the advantage there might be because it has a points structure, and i have pegged my point value price much lower than the algorthm suggested. This is not possible on kindred. Any advice?

How do you maximize your exchanges?

I am pretty new to HE...joined in April.I am exchanging 2nd floor one bedroom apartment within my 4 story Victorian in Washington DC. My goal is to accumulate as many guest points as possible from my "Owner's Suite" (bedroom, parlor, kitchenette, bathroom, shared first floor entrance) in the second half of this year so that I can use them out west during ski season. The algorithm assessed my place at 186 GP; I lowered it to 110 GP looking at the competition in DC. My two exchangers so far have told me I could raise to about 140 GP after getting two five-star reviews, but am scared of that, since I am not at the occupancy level I hoped for as it is. Claude has implied that I my lower price itself might be an impediment. I am planning to get professional pics made. What are some strategies for increasing how many eyeballs see my place, and how many choose it? Is it possible that my low price is actually putting off some people? How should I think about various strategies
