UAD 3.6 Dynamic Report Issue

I’m curious if this has happened to anyone else but this has happened to me on Aivre and Total.

I will be typing a report and I get to the sales comparison approach and I realize I need to fix something in the “Unit Interior” or “Dwelling Exterior” section but those sections have disappeared.

They don’t show up in the Report Sections at all. Because it’s happened on two different software’s I don’t know if it’s a bug or feature of the dynamic report and I clicked something that made this happen.

Revision Request

It’s easy to answer revisions this ridiculous but I figured I’d still share them on here. If they read the report they’d see the house was renovated with an addition in the past year but I’m answering questions about previous appraisals 2, 5 and 10 years old:

-2 Prior appraisals within 122 months indicate a significant value discrepancy for the subject property's Patio/Deck. Please confirm that this amenity has been accurately reported in the appraisal

- 2 prior appraisals within 64 months indicate a significant value discrepancy for the subject's Porch. Please confirm that this amenity has been accurately reported in the appraisal.

- 1 prior appraisals within 28 months indicate Garage # of Cars that varies from the current selection of 5. Please confirm that this amenity has been accurately reported in the appraisal.

What are you charging for estate/probate and divorce appraisals? Trying to calibrate private client fees

Thinking about making a transition to more private work. Trying to get a sense of what appraisers are charging for estate/probate and divorce appraisals specifically. Do you have a base fee for standard assignments, do you charge more for complexity, and do you have an hourly rate if you have to testify or appear in court? I’m in the Northeast but curious about all markets. Currently at $500 for a standard assignment and feel like I’m leaving money on the table on private work.
