What made you say “this is the property” when you found it?

I’ve looked at a lot of rural properties, and it’s funny how the “perfect” place is different for everyone.
Some people care about privacy, others want water, good soil, road access, or just enough space to build without dealing with a bunch of restrictions.
When you found your property, what was the thing that made you think, “Yep, this is the one”?
And looking back now, was there anything you completely overlooked?

What’s the most misleading land listing you’ve ever seen?

Every now and then I come across a listing that looks incredible until I spend 15 minutes looking into it.
Sometimes it’s access. Sometimes it’s floodplain. Sometimes the pictures make the property look completely different than it really is.
Made me curious…

What’s the weirdest thing you’ve uncovered during due diligence?

I’ve been spending a lot of time looking through land listings lately, and it seems like every property has a story once you start digging.

A few have looked great at first glance, then I checked records and found things like access issues, old restrictions, flood concerns, or boundary questions that completely changed the deal.

Made me wonder what other people have run into.

What’s the biggest surprise you’ve found after researching a property? Could be something that killed the deal or just something you never expected to find.
