Skirting Board Help - Poor Workmanship or Normal?!

I recently moved into a new build house and got a recommendation for a well known local flooring contractor to install laminate flooring downstairs and upstairs in my bedrooms.

The skirting boards were lightly tacked on by the builder so they could be removed easily, and the flooring contractor re-fitted them afterwards.

After the floors were completed,I had a painter come out to quote for caulking, painting and finishing the skirting boards. He pointed out that there were quite a few areas with large gaps, visible cracks, poor alignment and sections that didn’t sit flush. He recommended asking the flooring contractor to come back and correct the work before any painting was done.

I contacted the guy who did my floors, and he did come back to look at it. However, he said that the condition he left them in was normal and suggested that the painter probably didn’t want the job.

A few days later, a friend of a friend who is a carpenter happened to be visiting and said it was the worst re-fitting of skirting boards he had ever seen.

I’m now stuck between conflicting opinions:

  • The flooring guy says the work is normal.
  • The painter says it needs to be corrected before decorating.
  • The carpenter says it has been poorly re-fitted.

I’m not sure whether this is genuinely within normal expectations, or whether the flooring guy should be correcting it. I also don’t want to pay someone else to redo work that should have been done properly in the first place.

I’ve attached some photos. Thoughts?

Is the condition of the skirting acceptable, and what would be the best way to resolve it?

Any advice / recommendations welcomed!

Ballymore Houses - Sound Acoustic / Insulation Internal Walls

I just moved into a new build house that Ballymore developed.

Laundry room is next to the sitting room.

When I have the dryer / washing machine on, I may as well be in the same room as them.

Measured the decibels, and it averages between 61 and 72 db depending on what part of the cycle they are on.

Anyone living in a house developed by ballymore, have you got the same complaint/issue?

Trying to understand if this is considered normal or abnormal?

The noise is do overwhelming - I can hear it constantly, no matter if the TV is on or if I'm having a conversation with someone, let alone trying to work!

Parent doing flybys & visiting new house without informing me

Has anyone else had to deal with this? It's driving me insane. I asked them today not to do it again, and to ask me beforehand next time. They reacted badly, and became emotionally and verbally abusive, which unfortunately isn't a new reaction. I delivered my ask in a very calm, loving way as I know they're just as excited as I am.

Any advice? I feel I just need to know that I am not the only one who's parents do this

Changing New Build Wardrobe Configuration

Getting the keys my new build house from the developer within the next 3-4 weeks

Main bedroom has a built in wardrobe, double rails on both sides, no shelving or drawers - would love to know which idiot decided that!!!!!

What should I do? I absolutely need drawers & shelving

Are they easy to configure? I also want sliding doors with 1 door with mirrored glass as there's currently knowhere else to put a mirror as space will be tight

I'm part of phase 2 and I know they will be installing wardrobes into future units in the development, do I ask the carpenter on site to swap my wardrobe for a different configuration? Presume I'd have to do that on the side rather than going through the proper channels

or do I sell the existing unit and get an IKEA PAX unit installed?

So frustrating that I have to do this just as I move in!

All and any advice is welcomed!

Flooring Consultation Recommendations

My new build house is at snagging stage and I am overwhelmed by all flooring options available

Has anyone had a consultation with a flooring expert where they genuinely landed on the right decision?

In terms of colours running through the house, the kitchen will be a sage shaker kitchen with walnut furniture, brass taps & handles, terracotta accessories etc so the undertone of the flooring will need to match

It's a costly decision to get wrong so any advice would be greatly appreciated!

For those in their 30s & single, where did you meet the last few people you've on dates with?

Genuinely just curious where single people in their 30s are meeting other single people

There's been a universal shift towards drinking less and I fee like dating apps have had their moment so I thought I'd run an experiment :)

Let\s hear all the stories!

First-time buyer torn between new build mid-terrace vs older semi-detached

First-time buyer here and I’m honestly very torn over what to do.

I’ve currently paid a booking deposit on a new build in Ballinderry Gardens, Mullingar:

  • 3 bed / 3 bath
  • A2 BER
  • Mid-terrace
  • South-facing garden
  • €410k
  • Expected ready date: end of summer

Financially, it feels like the logical choice:

  • €30k Help to Buy
  • More affordable than most second-hand homes I’ve viewed
  • No major upfront renovation costs besides flooring
  • Energy efficient / lower bills

But the more second-hand homes I view, the more conflicted I get.

A lot of the older homes I’ve seen were:

  • Semi-detached
  • Had larger back gardens
  • Had big bay front windows
  • Felt brighter and more spacious
  • Had a better flow between kitchen/living spaces

I’ve realised I really value natural light and openness in a home, and that’s where I worry the new build may fall short for me long term. The layout is more closed-plan and the kitchen space feels a bit tight.

I’m also conscious that it’s a brand new estate, so there’s no real way of knowing yet what the community/vibe will actually be like.

Another thing playing on my mind is that the house is directly opposite 6 social housing units. I know that alone doesn’t automatically mean anything negative, but I had a genuinely awful neighbour experience previously, so I think it has made me more cautious about surroundings in general.

One thing that’s also important is that I’m buying with a short-to-medium-term mindset. I’m a solo buyer and realistically know I probably won’t live there forever, so resale value matters to me too.

That’s where I’m stuck:

  • Will a mid-terrace new build hold its value well?
  • Or would an older semi-detached home always be more desirable long term?

At the same time, if I walk away from this:

  • I lose the €30k HTB
  • Older homes will likely need money put into them
  • Prices/rates could continue rising while I keep searching

I genuinely can’t tell if I’m overthinking this or if these are exactly the things that matter once the excitement of buying wears off.

Would really appreciate honest opinions from anyone who bought a mid-terrace new build or faced a similar choice.
