Need eyes, cause this looks nuts!

For context, I live about 30 miles outside of the Seattle area. I asked for a shed quote from a local contractor, who is literally one street over me in a different subdivision. What he quoted for a total price looks outrageous, especially given the fact that I can't get a pre-built or a Amish built for about half the cost of this.

I just need a second set of eyes on this to verify that I am not crazy!

Thanks for the opportunity to put together an estimate for your shed.

I’ve quoted a 10' x 20' shed with a side lean-to. This should give you a solid baseline for budgeting. Depending on any final size tweaks, the price may adjust by about $$1,000, mostly due to roof variability.

Here is how the breakdown looks:

  • Estimated Material Cost: ~$10,850 (plus applicable sales tax)
  • Labor: $10,000

Standard pricing for a build like this typically doubles the material cost for labor ($21,700+). Since we’re neighbors, I’m glad to offer a flat $10,000 labor rate for the project. I’ve also attached the itemized material list below so you can compare options or shop around if you'd like.

Take a look over the numbers and let me know what you think. Even if you decide to go another route, I’m happy to answer any questions or make recommendations on local vendors and materials.

Detailed Material List (prices before tax):

  • Framing Material: $4,400
  • Metal Roofing: $2,700 (Pending profile, color, and pitch selection)
  • Roll-Up Door: $1,500
  • Hardware & Fasteners: $600
  • Man Door: $350 – $600 (Pending swing orientation)
  • Paint: $300 – $1,000 (Depending on brand and color count)
  • Window: $300 – $400
