Hey everyone, looking for a math/sanity check on a debt-restructuring idea to fix a negative cash flow rental property.

The Math Right Now:

Remaining Loan: ₹12 Lakhs @ 12% p.a. interest.
Current EMI: ₹18,000/month.
Rental Income: ₹11,000/month.
Out-of-pocket deficit: -₹7,000/month.

The Strategy:

I have idle gold well over the 75% LTV requirement to secure a ₹12L loan. I want to:

1. Take a Gold Loan Overdraft (OD) from a PSU bank (targeting 8.5%–9.5% ROI).

2. Use the ₹12L to completely wipe out the 12% property loan.

3. Route the ₹11,000 monthly rent directly into the Gold OD account to constantly drop the principal balance and save on daily compounding interest.

4. Dump extra salary savings into the OD to aggressively kill the principal within 2–3 years.
Why I think this works:

Cuts my interest rate by 2.5% to 3.5% instantly.
The OD structure acts as a flexible emergency fundI can withdraw up to the limit if needed, which norma
l home loan prepayments don't allow.

My Questions:
What hidden costs am I missing? (e.g., annual OD renewal fees, processing fees, or appraiser charges?)

Has anyone done a Gold OD with SBI or PNB? How smooth is the process?

Are there any major risks here beyond the obvious asset-forfeiture if I default?
