Hey guys Im 22 (plumber) looking for my third investment property

Thoughts are that Colac has great yield and opportunity i did some due diligence research on the town and properties I’m looking at and think it’s a great opportunity to invest there. I got a 400,000 budget, I’m just not too sure if it’s going to grow in the next five years or will it stay stagnant, is it safer to buy in Tamworth that’s another area I was considering?
