under contract on a legal nonconforming use house

hi, my bf and i are first-time buyers, we're countless offers in and have already backed out on a couple deals. we thought we finally found the one but here we are with another big fat roadblock. we were approved for a conventional loan and now the township is telling us that the lot is zoned industrial and can't be rebuilt if more than 50% damaged and the lender won't fund that. township won't make any exception and they have variance permits but not for use.
they're saying our only option is to submit a rezoning app which is just time and money down the drain if it gets denied.
the lot itself isnt technically big enough to fit industrial ordinance, one neighboring lot is owned but vacant with 0 permit history, the other is used as commercial, properties behind are residential/commercial use all grandfathered into industrial zoning. there are warehouses and distribution further into this district, nothing gross or polluting tho.

i was hoping to get opinions on workarounds for this.. how to squeeze a rebuild letter out of the township, ways to get this through underwriting, literally anything. i can dm local ordinance if that helps

i watched a video of this stain being buffed in, and i just don't really love the process, seems like more of a likelihood for lighter spots (we're staining darker) and it's so dry. the other option is rag on/rag off, but i kinda want to use this as my "rag on" like a lambswool, then rag off as usual. yall think it'll be fine? the stain seems really forgiving.

bonus question! if i water pop, should i use a rag or a sponge? i don't have one of those fancy misters but i want to make sure its even. or should i skip it altogether? (i believe it's red oak, possibly a mix of red and white)

Im a loan officer in the area and I had planned on inviting doing a mini networking event so i bought a few tickets for the paint and sip tonight at lansing shuffle to bring out some real estate agents, i still have a couple open spots so hmu!! even better if youre a realtor or know one!

ive been doing this for a few months, self gen. im at the point where im getting leads, still trying to heavily prospect (i have a few realtor partners but nothing steady) while having a couple files in the pipeline.

i also have adhd so i have trouble time blocking. pretty much everything i block out takes longer than expected, or i get calls and texts that take up scheduled blocks. as a new LO i know ill have a leg up if i respond fast, but its hard to always be available and do everything else in a timely manner. when i have new apps/active files, all prospecting/maintaining relationships gets neglected.

those of you who have been doing this a while, how do you balance everything?? what tasks do you prioritize and how to you stay on top of everything. also how do you keep track of all your contacts and conversations? im just overwhelmed
