A little roofing inspection help if you don't mind.

A little roofing inspection help if you don't mind.

Hello, I am a student home inspector taking an online course and I am half stumped.

I am taking the Roofing Course now for the program and I am given this picture to make sense of. After studying and coming up with some answers - I am hoping more experienced inspectors can look at the photo and see things I am missing.

Your help would be greatly appreciated.

Thanks - below is what I have compiled so far.

Identify the roofing material:

The roofing material is asphalt shingles.

Identify the condition of the roofing system including any deficiencies:

The roof condition seems to be fair. Although, flashing is required whenever the roof changes direction, intersects a vertical wall or meets another plane. At the northwest corner of the photo, flashing is not seen and the roof is meeting another plane.

Document any limitations to your inspection:

No ability to check the roof underlayment to see if one was installed. No access to the attic to inspect if the roof has any current underlying problems such as leaks. No ability to see how the roof performs in conditions such as rain or snow, especially in winter where ice damming is a possibility on roofs.

Furthermore, there isn’t an ability to check beyond what was presented (a picture). Thus, I am not able to ascertain much from the one single viewpoint.

Include recommendations, if any.

Place flashings on roof where required (wherever the roof changes direction, intersects a vertical wall, or meets another plane). Continue to observe the roof or any drainage or leakage issues.
