Caivan Assignment, Orleans Village Ottawa. Deposit already funded. Mid Sept 2026 occupancy.

Assigning my Caivan Orleans Village unit, deposit already paid, just looking for a clean transfer before occupancy

My situation changed and I can't complete this purchase. Rather than default, I'm trying to assign it.

Being upfront since I know the usual take here: I'm not asking for a premium or trying to recover my deposit. There's about $34,657 already paid into trust that transfers with the agreement, credited at closing. Whoever takes it over just covers their own legal fees.

Details: OAST1202 upper stacked town, 1469 Cerceau Private. 2 bed + den. Price $400,801 all in, HST included. Condo fee $198/mo, first year waived. Upgrades already selected. 2026 occupancy.

I know the honest comparison is freehold near this net price, and for a lot of buyers that's the better call. This only makes sense for someone who specifically wants into Orleans Village, wants 2026 occupancy, and would rather step into a funded contract than start a deposit schedule. If that's not you, no worries.
