Slow home loan approval from Non-Bank

Hey all,

Is it fair to assume that there is a slow loan approval for home loan/bridging loan from non-banks at the moment due to increased SMSF applications?

A buyer for my property requested an extension for 2 days initially and another 2 days now stating that the broker is awaiting approval which is taking longer at the moment. The reason given was increase in SMSF applications and non-banks taking longer.

Is it fair to assume that home loan approvals (maybe bridging loan in my case) can take 9 business days right now?

Engaged pier separating. Dangerous? Hasn't changed in 5 years. What is the fix?

Hey all,

There has been these cracks between the engaged pier and the main wall in my garage since I bought this place over 5 years ago. I dont think it has changed much since I bought it. How dangerous is it and what does the fix look like. The house is 30+ years old.

Building inspection report - are these genuine major defects? Continuation of yesterday's post.

Hey all,

I posted an excerpt (image 1 attached) from a building inspection report yesterday that a lot of you mentioned as bullshit. It highlighted images of weeping holes with title "Poorly sealed and weather external walls"

This had made me rethink whether the inspection was genuine or bogus. The house is 33 years old. This report noted 8 "major defects". A report for the same property from 5 years ago, that raised some of the same issues marked them as minor defects.

They seem to be a reputed company online but I am not sure. I can certainly pay someone to conduct another inspection but perhaps this would be a good one for experts here to share their opinion about.

Inspection Report suggesting to seal the holes

Hey all,

Sorry didn't know where to ask this. Hoping this subreddit is fine.

I have received a building inspection report that says these spacing between bricks (pointing at the gaps between consecutive bricks that I assume are weep holes) as major defects.

What do you think? Is this really a problem?

Below is the excerpt from the report.

POORLY SEALED AND WEATHERED
EXTERNAL WALLS
External walls exhibit poor sealing and paint condition with visible weathering. This allows water infiltration and moisture penetration into wall assemblies, potentially leading to wood rot, structural damage, and interior water damage. Recommend having a qualified painter evaluate the extent of damage and provide appropriate repairs, which may include resealing and repainting.
