Buyer / Broker agreements for DC Metro

I have an agent with Keller Williams for a prospective purchase of a lot. They are indicating they have a $750 administrative fee on top of the 3% buyer commission (less whatever the seller is willing to pay).

Is the $750 standard for DMV? Additionally, are sellers still paying buyer commissions from proceeds typically? How about for land purchases, same norms?

DC area investment

ello, I’m considering buying a second home in the metro area and living here p/t and doing Airbnb for the remainder. I’m wondering how ya’ll have been able to navigate the city restrictions on primary residence, number of nights, etc.

In looking for properties was thinking it might make sense to buy a place with an attached apartment or in-law suite rather than renting the entire home.

Also I have been trying to determine workarounds for individually owned - was looking into whether I can utilize a typical LLC purchase model like I’ve used for other lt rentals in the past.

Should I just be looking outside of the city and other nearby strict areas and try to avoid the hassle and restrictions?
