Are deals being repriced with the current sudden jump in rates

I'm in the middle of a deal and my rate which is based on 1 month SOFR has gone up 30-40 basis points already. Are deals being repriced in this environment or people waiting and watching to see how things work out? My bank says they can't lock even though gave a verbal cap, but there is a point where the deal wouldn't make any sense if the yields keep shooting up in such a short period of time. I'm not even sure where they'll finally end up 7%-%?

I've been watching the new listings and the cap rates don't really seem to have changed, is it because everyone expects this to be a short term bump.

First impressions coming from an R1T

I picked up with my 2025 Silverado EV RSTMax range this weekend and drove 1000+ miles home.

  • I don't like the seats especially the headrest. Have tried different adjustments and haven't found the right fit yet. The Rivian seats were excellent over long hours of driving.
  • What's with the matt finish on the door by the windows. That's where I usually rest my arm while driving and it hurts with that finish so have to find a different location to rest my hand.
  • Super cruise is super nanny. Initially it would cut off saying I wasn't looking at the road, realized I had to sit up a bit to get the right position. It cuts off even while I'm drinking water or something silly.
  • The range is awesome as well as the charging speeds expecially at the Ionna chargers which was one of my main motivations. The efficiency also. was not too bad considering the size, I got anywhere from 2 to 2.8 over the drive.
  • The audio isn't as good as my Tesla or even the Rivian, but got used to it and it's not too bad.

Current rates and banks/CUs for financing on Alabama

I'm looking at financing for a CVS in Alabama. The initial rates I've gotten are 6% or so, is that the ballpark of current rates for an investment grade tenant. Any banks/CUs offering good rates for commercial in Alabama?
